Edgewater Marketplace Being Developed Across From ‘Old’ Giant at Southdown Road and Route 2
Plans are underway to develop the property at 3145 Solomons Island Road in Edgewater. This is across from Southdown Road, across from the old Giant shopping plaza. It will be known as Edgewater Marketplace. The real estate information (PDF) can be found here.
The property currently sits vacant. It was the one-time space of an old two-story wooden structure that housed the Annapolis Furniture Doctor and other businesses in the back of the parcel. In the front — closer to Solomons Island Road — it was a low-slung brick building that has been everything from a grocery store, to a Salvadoran/Mexican restaurant to, most recently, a discount tire retailer.
All of the structures have been razed and the developer is moving forward with plans for six commercial tenants, including a 15,000 square foot Goodwill store.
There will be a public/community meeting with the developer planned for 6:15 p.m. on March 13 at the Edgewater Library meeting room, 25 Stepney Lane in Edgewater.
The parcel is 4.8 acres in total, and backs up to the residential community of South River Colony’s The Landings.
Several years ago, Meisel Capital Partners, who had acquired the property in 2006 for $4 million, had attempted to build out an L-shaped strip mall that was to be anchored by a Bonefish restaurant and include several smaller shops and a daycare provider.
That deal fell apart when the real estate market took a turn for the worse and the property was not further developed. Since then, the buildings on the site were bulldozed and it has been waiting for the right person to come along.
On Jan. 16, 2013, Meisel Capital Partners sold the property to Edgewater Marketplace, LLC for a reported purchase price of $1.75 million. The principle of Edgewater Marketplace is Charles Fairchild.
We reached Fairchild, of Fairchild Properties, by telephone on Monday. He confirmed that the build out is happening and that he is close to signing other tenants. From the layout, it looks like there will be a couple of buildings—a smaller building close to Solomons Island Road, which will be 10,000 square feet of retail space or offered as a pad site. This is identified as building “A”. The building in the center of the parcel will actually be two buildings: “B” and “C.”
Building “B” is slated to be 7,500 square feet while building “C” is divisible and planned to be 15,000 to 18,000 square feet.
